Demolition in Danville, KY

When an Older Danville House Is Done

Old houses fail from the bottom up and the top down. In Danville's older neighborhoods it is usually both: a stone foundation that has let water in for decades and a roof that stopped keeping it out. At some point the repair bill passes what the house is worth, and the plain answer is to take it down and start over on a good lot.

Pistol Ridge Land Services travels to Danville and Boyle County from our base in Taylor County, to the southwest. Trey runs every tear-down and has 30 years of experience doing it. In town he works the house down in small bites with the excavator's thumb, keeping debris on your lot and off the street, the sidewalk and the house next door.

Once the building is gone the lot gets finished, not just emptied. Footers and slab come out if you want them out, the hole is filled, and the ground is graded so water runs away from the neighbors and toward the street or the low side. If drainage was part of what ruined the old house, our grading work fixes that before anything new goes up.

Demolition in Boyle County: Local Details

Limestone in town, knobs to the south

Danville sits on Bluegrass limestone, and rock is often close under the yard. That matters when old footers, a cellar or a cistern have to be dug out. South of town, around Junction City, Parksville and Forkland, Boyle County turns into knob country with steep, wooded lots, and getting a machine to an old house or barn can be the hardest part of the job. Trey looks at the way in and the ground before he quotes either kind.

Older houses, garages and farm buildings

In Danville the usual tear-down is an older frame or brick house, a detached garage that is falling in, or a rental that burned. Tight side yards and overhead wires are normal, so compact machines do a lot of the cleanup. Out toward Perryville and Mitchellsburg it is farmhouses, barns and sheds with more room to work. For farm buildings, see barn demolition for how the tin and timber are handled.

The Boyle County Building Inspector

In Danville and Boyle County, demolition needs a building permit, and the office to call is the Boyle County Building Inspector. Ask what they need with the application and whether the utilities must be confirmed off first. If the house is in one of Danville's historic districts, ask whether any added review applies before you plan a date. The state asbestos rule generally exempts a single-family home, but not a building that was ever used commercially. Details are in our demolition permit guide.

Questions

Danville Demolition FAQ

Who issues demolition permits in Danville, KY?

The Boyle County Building Inspector. Demolition in Danville and Boyle County needs a building permit from that office. Call them before you pick a date, ask what goes with the application, and ask whether your address has any historic review. The permit is the owner's to get, and we work once it is in hand.

Can you tear down a detached garage in Danville without wrecking my yard?

We keep the damage down. For a garage in a back yard Trey uses a compact excavator and a tracked skid steer, which spread their weight and fit through a side yard. Some tracking on the grass comes with any machine work. When the garage is gone he smooths the ground so it is ready for seed.

Is it better to repair or tear down an old house in Boyle County?

It depends on the foundation, the roof and what you want from the property. We do not do repairs, so we have no stake in the answer. Get a builder's figure for fixing it, then have Trey quote the tear-down, and compare the two with the value of the lot in mind.

Do you take down barns and farmhouses near Perryville and Junction City?

Yes. We work all over Boyle County, not only in Danville. Barns, sheds, farmhouses and burned homes out toward Perryville, Junction City, Parksville and Forkland are the kind of tear-down our machines are set up for. Trey looks at the lane in and the ground first, since the knob country south of town can be steep.
