What Does It Cost to Demolish a House in Kentucky?

Size and what it's built from

A small frame house comes down faster than a large brick one. Brick, block and stone are heavier to handle and take more trips to get rid of. A stone chimney or a concrete porch adds work too.

Basement, crawl space or slab

A house on a slab is the simplest. If there's a basement, somebody has to decide whether it gets cleaned out and kept, or broken up and filled. Each choice costs something different.

Fire damage

A burned house is messier to handle. The debris is mixed, the structure is unpredictable and there's usually more hand sorting. On the other hand, there's often less of the house left to take down.

Access and neighbors

A farmhouse in the middle of a field is easy to work on. A house on a tight lot with a neighbor ten feet away means smaller bites, more care and more time.

What happens to the debris

Getting rid of the material is a large share of any demolition bill. How far it has to go and what the landfill charges for it matter. Clean concrete and metal are handled differently from mixed debris.

Utilities and permits

Power, gas and water have to be disconnected before a tear-down, and many cities and counties want a permit. Those are usually arranged by the owner with the utility and the local building office.

What you want left behind

A swept slab, a clean basement, bare dirt graded smooth, or a pad ready for the next house are four different finish lines. Tell your contractor which one you want, because it changes the quote.
