Nelson County is Bluegrass country: rolling ground with clay soil over limestone. The roll means nearly every lot needs some cut and some fill, even the ones that look level. The limestone means rock can turn up anywhere in the cut, sometimes as loose slabs and sometimes as a solid ledge. Trey strips the topsoil, checks what is under it and tells you early if rock changes the plan. Down toward New Haven and Boston the ground gets steeper as it nears the Knobs, and pads there take more benching.
